Rate Information and Rental Policies

* Check-In Time: 5:00PM

* Check-Out Time: 10:00AM

* Bedroom Rates: Rates are based on total number of bedrooms required during your stay. Each bedroom is considered to be double occupancy. The only exception is children under 2 years age are allowed to sleep with parents. We only rent to one party (family) at a time. This rate structure allows us to keep our rates lower for smaller parties that do not require use of all the bedrooms. Bedrooms and sofa beds not ordered are locked so it is important that guests place orders accurately.  Bedrooms 1- 5 are located in the Main house Bedroom 6 is the private Guest Quarters located over the garage.  Guest Quarters cannot be exchanged for main house bedrooms. 

* Credit Card Payments: We accept the following credit cards (Visa, American Express and Master Card)

* Day Guests/Visitors: Per the terms of our permit and insurance carrier, only paying guests are allowed to be on the property. Renters that have booked a stay and would like to invite family or friends as a day visitor will require pre-authorization. A maximum of two day guest visitors will be allowed at a rate is $10.00 per visitor. The names of the two authorized day guests must be shown on the rental agreement guest list with a notation that they are day guest visitor.

* Discounts: We offer a 5% discount to guests that pay by Cashier’s Check, Personal Check or Money Order. Security deposit payments must arrive 14 days prior to the arrival date or discount will not applicable. If reserving the property on line enter the following discount coupon code and our system will automatically apply the discount: Paycash

*Extra Sleeping Capacity: The lodge has one sofa bed and two twin roll-away beds that are optional and must be ordered separately. The rate is $175.00 each per week.

* Gold Star Guests: We appreciate guests that treat our home with respect and take care of the cabin as if it where their own. These are the guests that have left our cabin in exceptionally good condition and followed all the checkout policies and procedures. Guests that receive a 5 point rating on our departure inspection report we place on our gold star customer list. These guests receive a 5% discount off the rental which includes all Holidays and also the 5% reservation processing fee is waived. If we can accommodate an early or late check-out the optional fee is also waived and a bin of firewood is complimentary during winter months.  The discount coupon code for our gold star guests will automatically adjust the rate.  The discount coupon code is:  Goldstar 

* Guest Service Fees: The guest service fee is based on the number of bedrooms required to be attended to during your stay and is based on an allotment of time refer to (Guest Service Fee Schedule)   

* New Renters & References: New renters may be asked to please supply driver's license number and references (preferably from another vacation homeowner). If references are not supplied we may require the damage security deposit to be paid by check, money order or cashier’s check. Our new renters will be greeted by our caretaker/and or staff upon arrival so that we can review the rental polices with you and the other members of your party. We will show you where to find our information guest services book and also instruct the renter and guests on how to use the home theater room electronics, conduct the arrival walk-through inspection and assist the renter in completing the arrival inspection report (for more information refer to our rental polices regarding check-in).

* Rates do not include 7% lodging tax or cleaning/guest service fees and are subject to change without notice.

* Rental Application Fee: $35.00

* Reservations Deposits: A 20% deposit is required at time of booking, the balance is due 60 days prior to arrival. Reservations greater than one year a 25% deposit is required at time of booking and the second payment of 25% is due six months prior to arrival with the balance due 60 days prior to arrival. Reservation deposits made by check will require funds to be held by authorization hold on a credit card. If the check is not received within 7 days the credit card will be automatically charged and credit card fee applied to the reservation.

* Rental Processing Fee:  5% of the base rental rate.  The rental processing fee is waived for repeat guests that have received a Gold Star rating. This is our way of showing our appreciation to guests that treat our home is if it is their own. This fee may also be waived or credited back to new guests that receive a Gold Star rating from our caretaker at departure.

* Reservation Changes: No charge for up to two reservation changes. A $20.00 Reservation change fee will be applied on the third change or after final confirmation details have been sent.

* Reservation Holds: Sorry no courtesy reservation holds permitted. Please review Rental Polices carefully before processinWe offer a 5% discount off the total rental rate to guests that pay by Cash, Check or Money Order.g a reservation on line.

* Security Deposit $1000.00: All rentals regardless of stay duration require a security deposit. This deposit is fully refundable within seven (7) days following the end of your rental period if paid by check, deposits paid by credit card will be held and released the day of departure if the premises are left undamaged and all inventory intact and all financial obligations met(guests will find a complete listing of inventory in the guest service booklet). Renter is responsible for any and all damages caused during their stay including damages caused by others in their party and/or their guests. A portion of this security deposit will be used for excess cleaning at $30.00 per hour and/or trash removal at $25.00 per hour plus the dump fee, if the property is left excessively dirty or littered. This home has an extensive amount of windows and doors, renters with toddlers are asked to remove all baby finger prints and smears from windows before departure as the cleaning fee does not cover the cost for extensive window cleaning at departure. First time renters that are not able to supply references will be required to pay the damage security deposit by check, money order or cashiers check.

* Sleeping Capacity: All guests staying on the premises must pay for sleeping accommodations either by ordering a bedroom or ordering extra sleeping capacity. We do not allow guests to bring sleeping bags, air mattresses, sleep on the floor or on the tops of the sofa’s. We reserve the right to cancel reservations if sleeping accommodations are not adequate for the number of occupants listed on the reservation.  Extra sleeping capacity can not be exchanged for ordering a bedroom.

* Time Change Option: Early Check-In/Late Check-out Option $20.00/hr (option is not available during High Season or on back-to back bookings).

Firewood (available winter only)

* Firewood is not included in above rates. We can order firewood to be delivered for your stay which must be paid for when your final payment is due. Firewood is ordered by number of bins required which is approximately 1/4 cord per bin or 1/2 cord for two bins.
